What does Brand Realty Investors Group do?

Brand Realty is a Fractional Real Estate Investment Platform that allows you to invest in carefully-selected premium properties along with a qualified pool of investors. What is Fractional Real Estate Investment?

Fractional real estate investment is an innovative way to invest in real estate. It refers to the legal sharing of property among multiple owners. The property title is divided in a manner that each investor owns a fraction of the real estate asset. Investors benefit from appreciation in asset value. Real Estate and Gold are usually considered to be the safest investments as compared to investing in Startups.

Why is Fractional Ownership a better way to invest than traditional Real Estate?

Fractional ownership allows investors to invest in high-end properties at a low-ticket size. In traditional real estate model, only those with high capital were able to invest in such properties. Fractional ownership has made investing in properties more affordable and accessible.

How does Brand Realty select investment opportunities?

a. We go through a detailed process in selecting Investment opportunities – we first study the Area and assess future development prospects with clear land laws and where mid-level and high-level reputed builders and corporates are investing or entering. b. Then we look for the right Builder, who has strong understanding of the area, and has previously obtained RERA approval for their projects. They should have a good reputation, and comfort in terms of timely delivery and legal compliance with the authorities. c. Please note we maintain at least 50% stake in projects and offer remaining part to investors.

What is the minimum investment? How would it be structured?

Minimum investment would vary depending on the opportunity. At present it is Rs. 37.5 lakhs. Your investment would be in the form of payment towards the paid-up capital of the SPV and an interest-free shareholder loan.

Do I need to be physically present for the investment?

We encourage you to meet us, visit the Site and then decide. We would be happy to accompany you for the Site Visit. You do not need to be present at the time of registration, Directors of the SPV would take care of the same. Alternatively, all assistance can be provided to you virtually also.

Does Brand Realty offer a payment plan?

No, we require the amount equal to the share you have invested for upfront.

What documents are needed for investing?

To begin with we would need scans of your Aadhar Card, PAN Card and a cancelled cheque or account statement of the account you intend using for payments as well as receipts – this is for KYC norms. Our KYC process is completely digital, you will be able to see documents uploaded by you in your dashboard/profile.

What are the tax implications for my investment?

Profit on the sale of property is considered as capital gains. The same shall be long-term, if the property was held for more than 24 months and will be taxed at 12.5%, irrespective of the quantum of gains. However, if the property were to be sold before 24 months have passed, the same becomes taxable as short-term capital gains and is taxed as normal income. Please consult your financial advisor for more details as income tax provisions are subject to change from time to time.

Will there be any TDS on the sale amount that would be transferred back to me?

TDS may be deducted as per prevailing norms at the time of sale.

How long will I need to hold the property for? Is there any lock-in for the investment amount? What if there is no buyer when I wish to sell?

There is no fixed tenure for holding the asset, we generally look to exit in a 2 – 3-year time period. Our investment proposals usually come with a lock-in of around 18 months, you are free to sell any time after that. We would be happy to assist you in the sale process. We wait for the right opportunity to exit the asset according to the market cycle, interest rates, and demand-supply dynamics to maximize capital appreciation.
