What is the background of BRAND REALTY Investors Group (BRIG)?
BRIG is part of the BSE-listed company, Tradewell Holdings Ltd. The name Brand Realty was first used in 2006 when the initial model operated as a brokerage and underwriting firm. From 2006 to 2018, BR facilitated numerous transactions in sales, leasing, and underwriting across various real estate segments.
Kamal Manchanda, one of the founders, was also a director at Assotech Group, where he played a key role in projects like Windsor Green (Noida), Windsor Park (Indirapuram), and Golf Vista Apartments (Greater Noida). Additional BR Group investments include Tradex Towers (Noida & Greater Noida) and Picasso Centre (Gurugram). Manchanda also served as Regional Director of Café Coffee Day (CCD) from 2000 to 2006.
Who is the ideal target co-investor?
Our ideal co-investors are individuals aged 35+ with a strong financial base and the ability to invest in alternate land assets. The investment model is best suited for those willing to allocate ₹25-50 lakhs in multiple deals, typically spread over a 2-3 year period, forming a balanced portfolio.
What kind of investments does BRIG undertake?
BRIG specializes in land investments at the project stage. When developers acquire land for a project, BRIG also enters as a landowner, collaborating with the developer. This ensures early-stage access to investment opportunities and allows co-investors to participate in structured deals via an SPV model.
How safe are these investments?
All investments carry some level of risk, but BRIG’s model minimizes exposure through strategic structuring. In adverse scenarios, BRIG, as a principal investor, takes the lead in managing risks, ensuring investor protection.
Is there a guaranteed return on investments?
No, returns are not guaranteed. While historical data suggests potential returns of 50-100% in 2-3 years, BRIG follows a pure equity model rather than a debt-based structure.
What is the typical holding period?
The target holding period is 2-3 years, but timelines may vary depending on approvals and market conditions.
Can an investor exit before the holding period?
Investors are expected to remain patient for 2-3 years, but in urgent situations, BRIG may facilitate an exit by identifying a replacement investor. However, this is not guaranteed.
What is a Mandated Deal?
A mandated deal grants exclusive authority to an investor or broker, ensuring sole representation in the transaction. This encourages commitment and confidence in promoting investment opportunities.
What is an SPV (Special Purpose Vehicle)?
An SPV is a private limited company created for a specific investment. It provides legal and financial security to co-investors while ensuring structured exits.
What kind of returns should investors expect?
What is RERA?
Real Estate Regulatory Authority (RERA) approvals are necessary for projects to be legally sold to end buyers. BRIG enters before RERA approvals and starts exiting gradually post-approval.
Why does BRIG seek co-investors?
Larger investment ticket sizes yield better deals (e.g., ₹1 Cr vs. ₹5 Cr vs. ₹20 Cr). BRIG structures group investments to access premium deals while covering operational and legal costs.
Is the entry price the same for BRIG and co-investors?
No, BRIG’s entry price includes costs of legal structuring, due diligence, and management fees. However, BRIG ensures that investor entry prices remain competitive, maintaining low margins for high returns.
Are there any exit fees?
No. Once invested, all investors are on equal footing. In rare legal disputes, BRIG covers legal costs, not co-investors.
What documents can an investor review before investing?
Example: Bilaspur SPV (Foothold Assets Pvt Ltd)
What agreements are signed upon investment?
BRIG Investment Flow
What won’t BRIG do?
Real Estate Regulatory Authority (RERA) approvals are necessary for projects to be legally sold to end buyers.
How should team members engage with prospects?
Can BRIG consider deals from external investors?
Yes, provided they meet BRIG’s legal, financial, and strategic criteria. Land investments must involve established developers, clear approvals, and viable exit strategies.
